Paint now or wait? See what waiting actually costs in Denver.
Sometimes waiting a season is fine. Sometimes it turns a paint job into a carpentry job. Put in your numbers and see which one you are looking at, using published Denver cost data instead of a sales pitch.
Direct answer
If your exterior paint is faded but still sound, waiting a season mostly costs price drift: construction labor costs rose 3.5% and paint prices 5.0% over the latest year of federal data, which works out to roughly $120 on a $3,250 job (Angi's Denver average). Once paint is peeling to bare wood, the math changes: Angi's Denver data puts stripping failed paint at $0.50 to $2.05 per square foot, and rotted fascia runs $7 to $22 per linear foot to replace. Interior painting can wait without damage; only the price moves.

Honest answer
When waiting is fine, and when it gets expensive
Waiting is usually fine
- Paint is faded or chalky but nothing is lifting.
- The job is interior. Walls do not rot while you decide.
- It is late fall and the job is exterior. A careful spring job beats a rushed cold one.
Waiting starts to cost you
- Paint is peeling and you can see bare wood.
- Caulk has split around windows and trim, letting water behind the paint.
- Any trim, fascia or sill feels soft. Paint cannot protect wood that is already wet.
Waiting is the wrong call
- You are listing the house soon and buyers will see the failure.
- The home was built before 1978 and paint is flaking where kids or pets play. Lead-safe work needs planning time.
- An HOA notice gave you a deadline.
What federal wood research shows
Why bare wood is the expensive part
The U.S. Forest Products Laboratory, the federal lab that studies wood, has tested paint on siding for decades. Three of its findings explain most of the cost of waiting:
- Exposure ruins the bond. Cedar boards left bare in the weather for 16 weeks before painting needed refinishing within 3 years. Boards exposed for one week lasted 13 years before peeling began.
- Paint is not a preservative. It keeps water out, but it will not stop decay in wood that is already wet.
- Coats matter. A primer plus one topcoat lasts about half as long as a full three-coat system, which the lab says should last 20 years without cracking or peeling on good wood.
So the cost of waiting is not really the paint. It is the bare wood weathering behind it. If you can see raw wood, cover it first, even as a small spot repair, and plan the full job when the weather allows.
The Denver calendar
Denver's exterior painting window
At Denver International Airport, NOAA's 1991 to 2020 climate normals put the median last spring freeze on May 5 and the median first fall freeze on October 9, a 156-day freeze-free season. Those are 50/50 dates, not cutoffs: exterior paint can go on outside that window when daytime and overnight temperatures meet the product label, and a good crew checks the forecast for every coat. Interior work runs all year.
Questions
Common questions
Is it cheaper to paint my house now or next year?
If the paint is sound, next year usually costs a little more because labor and paint prices keep rising: 3.5% and 5.0% over the latest federal data. If paint is peeling to bare wood, waiting can cost far more, because stripping and rotted trim replacement get added to the job.
Can I paint the outside of my house in Denver in winter?
Sometimes. Denver’s median first freeze is October 9 and median last freeze is May 5 (NOAA), but warm stretches happen all winter. What matters is the temperature range on the product label for each coat, day and night. Interiors can be painted any time of year.
How do I know if my exterior paint has failed?
Look for paint lifting at the edges, cracks that show wood underneath, and split caulk around windows and trim. Press trim and fascia with a screwdriver: if the wood is soft, water has already gotten in. South and west walls usually fail first.

No. It shows the shape of the cost using published averages. A written estimate measures your actual house. Ours are free, in person or from photos, whichever you prefer.
