Stucco painting in Denver, done so the walls shed water for years
Stucco is the most forgiving siding to look at and the least forgiving to paint badly. The coating, the crack repair and the day it goes on matter more than the color. Here is what a proper stucco repaint involves, what Denver prices look like, and a quick way to size your own job.

Direct answer
Painting stucco in Denver typically costs $1.55 to $4.10 per square foot of wall, according to Angi’s Denver cost data. Most of the spread comes from crack repair, washing, height and the coating. Use a breathable acrylic on sound walls, or a thicker elastomeric where hairline cracks keep reappearing. Elastomerics need about 50°F to apply.

What will your stucco repaint cost, and how much coating?
Enter the wall area if you know it, or the length of the walls and the height. The price range uses Angi’s Denver stucco rate. The gallon count uses the coverage the coating maker publishes for its elastomeric systems.
Why stucco is its own job
Why do Denver stucco homes need a different paint job?
Stucco is cement plaster, and it behaves differently from wood or fiber-cement siding. It is porous, alkaline when new, rough enough to eat coating, and it cracks as it moves. A repaint that treats it like lap siding usually looks fine for a summer and then starts to show every crack and patch.
It is also common here. In the Census Bureau’s Survey of Construction, stucco was the most-used principal wall material on new single-family homes in the Mountain division, which includes Colorado, at 48% of 2024 starts. For 2025 starts, fiber cement edged just past it with a 42% share, according to NAHB’s analysis. Many Denver neighborhoods built over the last thirty years are reaching their first or second stucco repaint now.
Two local conditions push stucco harder than the national average:
- Freeze-thaw. NOAA’s 1991–2020 normals for Denver International Airport count 156.3 nights a year at or below freezing but only 22.3 days that stay below freezing. That leaves roughly 134 days a year that freeze overnight and thaw by afternoon (our arithmetic). Water in an open crack expands every one of those nights.
- Sun at altitude. The EPA says UV intensity rises about 6% per kilometer of elevation. Denver’s airport station sits about 1.65 km up, so walls take roughly 10% more UV than at sea level, which is why south and west elevations chalk and fade first.
Choosing the coating
Elastomeric or acrylic: which is right for your walls?
Both are water-based acrylics. The difference is film thickness and stretch. An elastomeric coating builds a much thicker film that can flex over hairline cracks; a standard exterior acrylic is thinner and lets the wall breathe more easily. Neither is better in every case.
| Question | Exterior acrylic paint | Elastomeric coating |
|---|---|---|
| Best for | Sound stucco, color changes, walls with few cracks | Walls where hairline cracks keep coming back |
| Film | Thin, two coats | Thick; published coverage is 60–80 sq ft per gallon as a one-coat system |
| Hairline cracks | Shows them again as the wall moves | Bridges hairline cracks (maker’s listed property) |
| Minimum application temperature | Per the product label | 50°F to 100°F (Sherwin-Williams elastomerics) |
| Watch out for | Missing primer on patches, which then flash through | Trapping moisture if water is entering from behind; fix leaks first |
| Changing back later | Easy | Usually means staying with elastomeric or a compatible primer |

How does stucco compare with other siding on price?
Angi’s Denver exterior guide breaks painting cost out by siding type. Stucco sits at the upper end with brick, because of the prep and the coatings it takes.
| Siding or item | Denver painting cost |
|---|---|
| Stucco | $1.55–$4.10 per sq ft |
| Brick | $1.55–$4.60 per sq ft |
| Fiber cement | $1.30–$3.30 per sq ft |
| Vinyl | $1.30–$3.05 per sq ft |
| Wood | $1–$3.05 per sq ft |
| Paint stripping, where old paint has failed | $0.50–$2.05 per sq ft |
| Soffit and fascia | $2.55–$6.10 per linear ft |
| Trim | about $2 per linear ft |

How we do it
What does a proper stucco repaint include?
- Find the water first. Stains under windows, at roof-to-wall corners and behind downspouts tell us where water gets in. Coating over an active leak wastes the job.
- Map and sort the cracks. Hairlines get cleaned out for the coating to bridge. Wider cracks, hollow-sounding sections and old failed patches get cut back and repaired.
- Wash. Chalk, dust and dirt come off with a cleaner and a controlled rinse, then the walls dry. Pressure high enough to blast the finish coat does more harm than good.
- Match the texture. Patches are textured to blend with the wall around them. A smooth patch on a sand finish shows from the street, whatever the color.
- Prime what needs it. Fresh patches, bare areas and chalky walls get a masonry primer so the finish dries to one even sheen.
- Two coats, at the right temperature. Acrylic or elastomeric, applied to the film thickness on the label, on days that stay inside the product’s temperature range.
- Walk it with you. We check every elevation with you before the crew packs up, and the work carries our 5-year workmanship warranty.
Timing
Can stucco be painted in a Denver fall or winter?
More often than people think, but not on a schedule. The deciding numbers are the coating’s minimum temperature and the forecast low for the night after. Here is how many days a month Denver’s airport station reaches 50°F, the minimum Sherwin-Williams lists for its elastomeric coatings.
| Month | Days at 50°F or warmer | Average high | Average low |
|---|---|---|---|
| Oct | 27 of 31 | 65.3°F | 37°F |
| Nov | 18.7 of 30 | 52.9°F | 26°F |
| Dec | 11.1 of 31 | 44°F | 18.4°F |
| Jan | 11.3 of 31 | 44.6°F | 18.7°F |
| Feb | 11.1 of 28 | 45.7°F | 19.7°F |
| Mar | 21.2 of 31 | 55.7°F | 27.5°F |
| Apr | 24.4 of 30 | 61.7°F | 33.9°F |
| May | 29.4 of 31 | 71.2°F | 43.6°F |
In practice we paint stucco through October, pick warm stretches in November and March, and keep winter for repairs, estimates and interior work. A wall in afternoon sun can be ready on a 50° day while the north side is not, so we plan by elevation.
Questions
Stucco painting questions
How much does it cost to paint stucco in Denver?
Angi’s Denver exterior painting guide lists stucco at $1.55 to $4.10 per square foot of wall, the same span as the city’s overall exterior range. Where a house lands depends on crack repair, height, access and the coating. Paint stripping, when old paint has failed, is listed separately at $0.50 to $2.05 per square foot.
Should I use elastomeric paint on my stucco?
Use it when the walls have many hairline cracks and the water problem is rain from outside. Elastomeric coatings go on several times thicker than paint and stretch over hairline cracks. If moisture is getting behind the stucco from a leak, a gutter or a flashing problem, fix that first, because a thick film over a damp wall can blister.
Can stucco be painted in a Denver winter?
Some days, yes. Sherwin-Williams lists a 50°F minimum application temperature, and NOAA’s 1991–2020 normals for Denver International Airport show about 11 days with a high of 50°F or warmer in December, January and February each. The overnight low and the wall surface temperature decide whether a given day works.
Do hairline cracks need to be patched before painting?
Hairline cracks are usually bridged by an elastomeric coat once they are cleaned out. Cracks you can fit a fingernail into, loose or hollow-sounding sections, and anything that is still moving get repaired and textured to match first, then primed, so the patch does not show through the finish.
Is synthetic stucco (EIFS) painted the same way?
Not always. Synthetic stucco has a foam board behind a thin finish coat, and the coating has to be compatible with that system. We identify which kind of stucco you have during the estimate and choose the coating to suit it.
