Painting before you sell in Denver: what is worth doing this market
Denver buyers have more choices than they did a year ago. Here is what the latest numbers say, what to paint first, and a quick way to weigh the cost of painting against the cost of every extra day on the market.
Direct answer
In September 2026 the Denver metro had 13,567 active listings and 4.76 months of inventory, with homes taking a median of 32 days to go under contract and closing at 98.45% of list price (DMAR). With that much choice, condition shows. Painting the whole home is the pre-listing project Realtors recommend most often: 50% name it first in the National Association of Realtors' 2025 survey, and 41% recommend painting at least one interior room.

Priorities
What to paint first when time or budget is short
- Anything peeling, stained or patched. Inspectors and buyers read failing paint as deferred maintenance, and it shows up in the inspection report.
- The front door, entry and trim buyers see first. This is the listing photo and the first thing a showing sees.
- Main living areas in a light, consistent neutral. One color through connected rooms photographs bigger and calmer.
- Bold or dated accent walls. Buyers price the work of covering them.
- Kitchen cabinets, if they are the weak spot. Painting costs a fraction of replacing them.
A note on color research: a 2026 Zillow survey of more than 4,400 buyers shown room photos in different colors found offers changed with color, for example charcoal kitchens drew about $1,373 more than white in what buyers said they would offer. Those are survey answers, not sale prices, so treat them as a direction rather than a promise.
Timeline
When to paint relative to listing
- 4 to 6 weeks out: get estimates, pick colors, check HOA rules for exterior color.
- 2 to 3 weeks out: paint, so touch-ups are done before photos.
- 1 week out: listing photos on finished, fully dry rooms.
- Pre-1978 homes: add time. Colorado requires the EPA lead pamphlet at least 7 days before work that disturbs 2 sq ft or more of paint.
Questions
Common questions
Should I paint my house before selling in Denver?
Realtors recommend it more than any other pre-listing project: 50% name painting the entire home in the National Association of Realtors’ 2025 Remodeling Impact Report. In a market with 4.76 months of inventory (DMAR, September 2026), condition matters more than it did a year ago.
What color should I paint my house to sell?
Light, consistent neutrals through connected rooms photograph well and cover the least objectionable ground. A 2026 Zillow survey found buyers’ stated offers shifted with room color, but those are survey answers, not sale prices.
How long before listing should I paint?
Plan two to three weeks before listing photos so touch-ups are finished, and add at least a week for pre-1978 homes because Colorado requires the EPA lead pamphlet seven days before work that disturbs painted surfaces.
Is it worth painting kitchen cabinets before selling?
If the cabinets are the weak spot, painting costs a fraction of replacing them. At Angi’s national $100 to $250 per door, a 20 to 32 piece kitchen works out to about $2,000 to $8,000.
