Regional conditions
What painting in the denver metro actually involves
The inner ring of the metro is the most varied housing stock we work in. A single ZIP can hold a 1948 bungalow, a 1972 split-level and a 2019 infill build, and each needs a different plan.
Pre-1978 is common
Most of the older close-in neighborhoods predate 1978, so federally required lead-safe work practices apply when painted surfaces are disturbed.
Hardboard belt
Much of the 1970s and 80s stock through Westminster and the north side carries hardboard siding that swells at unsealed edges and needs repair before coating.
Tight lots in the oldest areas
Edgewater, east Englewood and parts of Commerce City have close-set houses where containment matters more than equipment.
Open ground to the north and east
Thornton, Northglenn and northern Commerce City sit on genuinely open ground with unbroken sun and wind load.
